In 2018, Mario Kleff proposed a comprehensive rehabilitation and elderly care development to the Chulabhorn Research Institute, under the oversight of Dr. Santi Srisermphoak. The project was planned for Nakhon Ratchasima Province and conceived as an integrated healthcare and wellness environment. As of 2020, the proposal has remained unimplemented.
Master Planning and Programme
The scheme was structured across a site of approximately 28 hectares, designed as a self-contained wellness community. The master plan incorporated a network of water features, including a canal system traversing the site and a central lake, contributing to both environmental regulation and spatial organisation. The programme included public buildings, pedestrian bridges, a hotel, library facilities, an indoor–outdoor sports complex, spa and meditation areas, restaurants, and designated spaces for religious and contemplative use. In addition, more than 80 private villas were planned to provide a low-density residential component within the development.
A further 11 hectares were allocated for a hospital complex and administrative facilities, forming the clinical core of the project and supporting a comprehensive approach to medical treatment and rehabilitation.
Sustainability and Infrastructure
Sustainability formed a central component of the design strategy. The proposal incorporated a zero-waste framework, alongside a mobility concept based exclusively on electric vehicles, supported by distributed charging infrastructure. The integration of water systems, landscape planning, and low-emission transport was intended to establish an environmentally responsive and operationally efficient healthcare environment.
Social and Community Concept
A key aspect of the proposal was the integration of elderly residents into an active community structure. The design included provisions for light commercial and productive activities, enabling residents to participate in small-scale production and retail within the development. This approach aimed to support autonomy, social engagement, and continued participation in daily economic and communal life. The inclusion of hospitality functions further positioned the development as an open environment, encouraging interaction between residents and visitors.
Architectural Approach
The architectural language combined contemporary planning principles with references to traditional Thai forms, particularly within the central arrival and reception structures. The design sought to balance cultural expression with functional clarity, establishing a cohesive identity across a large and programmatically diverse site.
Project Status and Significance
Although the project has not progressed beyond the proposal stage, it represents a comprehensive model for integrated healthcare, residential living, and sustainable infrastructure. The scheme illustrates an approach to large-scale planning in which environmental performance, social engagement, and architectural identity are developed as interrelated components within a unified master plan.
