South Beach Boutique Chic, also known as South Beach Condominium, is a mid-rise residential development located on Phra Tamnak Hill in Pattaya. The project was designed by Mario Kleff and developed in collaboration with Beach Properties, with design undertaken through Wandeegroup.
Architectural Design
The building was originally conceived within a Bauhaus-influenced framework, emphasising functional planning, geometric clarity, and a reduced material and colour palette. The architectural composition is defined by linear forms, simple volumetric arrangement, and a consistent façade treatment. Interior spaces follow a minimalist approach, predominantly using a monochromatic black-and-white scheme with limited ornamental elements.
Development and Construction
The development comprises an eight-storey structure containing 48 residential units, with unit sizes ranging from approximately 32 to 72 square metres. During construction, aspects of the original design were modified, including changes to façade detailing and material specifications. These revisions resulted in partial deviation from the initial design framework.
Programme and Amenities
The project includes a rooftop swimming pool and sundeck oriented towards views of the Gulf of Thailand, along with parking, a main lobby, and building security systems.
Recognition
In 2012, the development received the Best Boutique Condo Development (Eastern Seaboard) award at the Thailand Property Awards 2012.
Project Context
South Beach Boutique Chic reflects the application of Bauhaus-influenced design principles within a coastal residential setting. Despite modifications during construction, elements of the original design approach remain evident in the completed building.
