South Beach Boutique Chic, also known as South Beach Condominium, is a mid-rise residential development located on Phra Tamnak Hill in Pattaya. The project was designed by Mario Kleff and developed in collaboration with Beach Properties, with Kleff leading the architectural design through Wandeegroup.
Architectural Design
The building was originally conceived within a Bauhaus-influenced framework, emphasising functional planning, geometric clarity, and a reduced material and colour palette. The architectural composition is defined by clean lines, simple volumetric articulation, and a disciplined façade treatment. Interior spaces follow a minimalist approach, predominantly employing a monochromatic black-and-white scheme with limited ornamental elements.
Development and Construction
The development comprises an eight-storey structure containing 48 residential units, with unit sizes ranging from approximately 32 to 72 square metres. During the construction phase, aspects of the original design were modified, including adjustments to façade detailing and material specifications. These revisions resulted in a partial departure from the initial Bauhaus-oriented concept, affecting both the visual expression and certain functional aspects of the building.
Programme and Amenities
The project incorporates a range of residential amenities, including a rooftop swimming pool and sundeck oriented towards views of the Gulf of Thailand. Additional facilities include covered parking, a main lobby, and 24-hour security, aligning with the expectations of boutique-scale condominium developments in Pattaya.
Recognition
In 2012, the development received the Best Boutique Condo Development (Eastern Seaboard) award at the Thailand Property Awards 2012, recognising its architectural concept and market positioning within the regional context.
Architectural Context
South Beach Boutique Chic represents an attempt to translate Bauhaus-derived principles into a tropical, coastal environment. Despite subsequent design modifications during construction, the project retains aspects of its original conceptual framework and contributes to the diversity of contemporary residential architecture in Pattaya.
