The Wave Hotel and Condominium is an unbuilt mixed-use development proposed for the Bang Saray area of Chon Buri Province. The project was designed by Mario Kleff and planned by Bang Saray Development Co., Ltd., with John Sheehan acting as developer.
Architectural Concept and Configuration
The scheme was conceived as a dual-building complex comprising two eight-storey volumes arranged in a V-shaped configuration. This spatial arrangement was intended to optimise orientation, views, and natural ventilation, while establishing a distinct formal identity within a central coastal setting. The programme combined residential condominium units with hotel accommodation, reflecting a hybrid typology aligned with mixed-use coastal development.
Materiality and Design Expression
The architectural language is defined by a contemporary formal approach, incorporating clean lines and a restrained material palette. Key façade elements include green-reflective glazing at balcony levels and a two-tone granite cladding system, contributing to both thermal performance and visual contrast. The design also integrated black granite-finished swimming pools with an associated pool bar, as well as glass-enclosed elevator cores, reinforcing the project’s modern aesthetic.
A notable feature of the composition is the aluminium screening element positioned between the two building wings. This component was designed to conceal mechanical equipment, particularly air-conditioning units, while simultaneously reducing acoustic impact and contributing to the overall façade articulation.
Development Status
The project progressed through the full design and approval stages, with complete construction documentation prepared and the necessary building permits secured from Thai authorities. Despite this level of advancement, the development was not realised.
Architectural Significance
The Wave represents an exploration of integrated mixed-use planning, combining residential and hospitality functions within a unified architectural framework. Its emphasis on environmental responsiveness, façade integration, and functional detailing reflects a considered approach to mid-scale coastal development in the Pattaya region.
