On The Hill is a proposed condominium development located on Pratumnak Hill in Pattaya. The project was designed by Mario Kleff and conceived as a low-density residential scheme prioritising spatial quality and construction standards over unit maximisation.
Architectural Concept
The design integrates principles derived from Bauhaus and Nordic Functionalism (Funkis), emphasising clarity of form, functional planning, and a restrained aesthetic. The architectural composition is characterised by extensive glazing to maximise natural light, alongside the provision of triple balconies for each apartment, enhancing both spatial extension and environmental responsiveness. A rooftop infinity-edge pool was incorporated as a defining communal feature, reinforcing the project’s emphasis on elevated residential amenity.
Materiality and Interior Approach
The interior concept was based on a combination of natural and industrial materials, including tropical hardwood, leather, granite, and glass, complemented by concrete, aluminium, and steel elements. This material strategy reflects a synthesis of warmth and structural expression, consistent with Bauhaus principles of integrating craft, material, and technology. Open-plan layouts were proposed across 31 residential units, incorporating features such as spiral staircases and custom-designed furnishings. Subtle influences from Zen spatial concepts were introduced to support a calm and cohesive interior environment.
Project Status
The development received official building permits; however, it was not realised. Despite its unbuilt status, the proposal represents an exploration of low-density, design-driven residential architecture within Pattaya’s hillside context.
