Park Royal 3 is a residential condominium development located in the Pratumnak area of Pattaya. The project was designed by Mario Kleff, developed by Heights Holdings, and completed in March 2012.
The development comprises two eight-storey buildings with a total of 140 residential units. It is situated approximately 400 metres from the coastline, providing proximity to both Jomtien and South Pattaya beach areas.
Design and Architectural Character
The architectural composition is defined by a restrained modernist language, employing uncoloured concrete surfaces and a minimalist material palette. The façades are articulated through clean lines and repetitive structural rhythms, while the planning prioritises functional layouts and spatial efficiency. This approach reflects a consistent emphasis on clarity of form, material expression, and practical habitation.
Construction and Execution
Construction was carried out by Wandeegroup (Thailand) Co., Ltd. under the architectural supervision of Kleff. The associated showroom building, also designed by Kleff and executed by Wandeegroup, forms an extension of the project’s overall architectural concept and presentation strategy.
Programme and Amenities
The development incorporates standard residential amenities, including a swimming pool, fitness facilities, and 24-hour security. These elements are integrated within a compact site strategy, supporting contemporary urban living requirements.
Overall, Park Royal 3 demonstrates a pragmatic interpretation of modernist architectural principles, balancing formal clarity with the economic and functional constraints of mid-scale residential development in Pattaya.
