Laguna Bay 1, also known as Park Royal 4, is a residential condominium development located on Pratumnak Soi 5 in Pattaya. The project was designed by Mario Kleff and developed by Heights Holdings. It forms part of a broader series of related developments, including Laguna Bay 2 and the earlier Park Royal 1–3 projects, reflecting a continued evolution of a consistent architectural language.
Architectural Design
The eight-storey building is defined by a regularised grid façade, combining reinforced concrete framing with large-format glazing. This composition establishes a balance between transparency and structural expression, allowing for effective daylight penetration while maintaining spatial privacy. The repetition of rectilinear balconies generates a clear horizontal and vertical rhythm, reinforcing a restrained modernist aesthetic and a coherent façade articulation.
Programme and Amenities
Rooftop facilities include a swimming pool and fitness centre, positioned to maximise open views towards the surrounding urban fabric and the Gulf of Thailand. These elements are integrated as functional extensions of the residential programme, aligning with contemporary expectations for mid-scale urban developments in Pattaya.
Construction
Construction commenced in December 2010 and was completed in December 2012. The project demonstrates a consistent application of modular construction principles, supporting both efficiency in execution and clarity in architectural expression.
Architectural Approach
The design integrates core modernist principles—structural legibility, material honesty, and functional planning—with contextual considerations specific to a coastal environment.
