The Ivy Jomtien, originally launched as Suan Sawarn, is a multi-building residential development located in the Jomtien area of Pattaya. The project was designed by Mario Kleff through Wandeegroup, with initial development undertaken by Gordon Gillen of TAG Group.
Architectural Design
The development is notable for introducing duplex residential units within the Pattaya condominium market, representing a departure from conventional single-level apartment typologies at the time of its conception. The architectural language is defined by clean linear geometry, a restrained modernist aesthetic, and functionally efficient layouts. The design emphasises spatial clarity, vertical connectivity within duplex units, and practical residential planning.
Development and Rebranding
The project was initially marketed under the name Suan Sawarn before being rebranded as The Ivy Jomtien. While subsequent revisions included updated interior design schemes, the underlying architectural framework established by Kleff remained substantially intact.
Construction was implemented in phases, with Phase 1—comprising five buildings—completed under Kleff’s supervision. Due to financial constraints, subsequent phases were not realised, and the development remains partially completed as of 2025.
Architectural Context
The Ivy Jomtien represents an early example of typological diversification within Pattaya’s mid-scale residential sector. Its incorporation of duplex units and emphasis on functional modernist planning contributed to expanding the range of residential formats within the local condominium market.
