Life Beach Residence (formerly I-Condo or Home Boutique) is an architectural development in Pattaya, Thailand, originally designed by architect Mario Kleff. The project is significant for being the first in the city to be permitted to sell two separate single homes under a single condominium building permit, which represented a breakthrough for foreign ownership in Thailand's property market. Typically, foreign nationals are prohibited from owning land in Thailand; however, Kleff’s design made use of the condominium law, allowing for 49% foreign and 51% Thai ownership. To comply with legal requirements, one of the two buildings was designed to be 10 cm wider than the other, ensuring compliance with the square meter allocation regulations.
Architecturally, Life Beach Residence features a modern design with exposed steel beams, expansive glass facades, and cantilevered structures that extend beyond their supports. Corner windows, free from obstructing columns, maximize panoramic views and enhance natural ventilation. The two multistory single homes are connected via underground levels, allowing them to maintain their status as a single condominium while providing the privacy typically found in detached residences.
Kleff’s design approach integrated both functional and aesthetic considerations with legal constraints, marking a significant development in Thailand's residential architecture.
