A mission-driven headquarters designed to balance resilience, comfort, and community.
The new headquarters for the Nonprofits Insurance Alliance of California (NIAC) in Santa Cruz embodies the organization’s values—merging technical excellence with deep care for the nonprofit community it serves. EHDD designed this 26,430-square-foot ground-up building to operate as both a workplace and a community hub. The facility includes offices, collaborative meeting rooms, flexible gathering space, and temporary studio apartments for visiting affiliates.
Rooted in sustainability and inspired by the natural and cultural context of the Northern California coast, the design draws from Feng Shui principles to organize the building around a central courtyard. This landscaped refuge connects occupants to water, sky, and coastline, creating a calming anchor for day-to-day operations.
Daylight and natural ventilation shape the building’s interior environment. Operable windows, motorized shades, and a radiant slab are all integrated with a building management system to optimize comfort and energy performance. Resilience was a top priority for NIAC, resulting in a fully all-electric, Net Zero Energy building with rooftop PV arrays and battery storage capable of powering the facility for up to a week of off-grid operation. This climate-responsive, community-centered headquarters reflects NIAC’s dual commitment to operational excellence and social impact.
