Juniper Hill: Bringing Landscape into High-Density Residential Design
Located within Singapore’s established District 10 residential enclave, Juniper Hill is a boutique development that brings together urban connectivity, environmental responsiveness and a strong relationship with landscape.
The development comprises 115 apartments arranged within a single 12-storey building on a compact 5,619-square-metre site. Rather than treating the project as one continuous residential slab, the building is articulated into a series of vertical volumes. Recesses between these elements help reduce its perceived scale, introduce depth across the elevation and establish a more measured relationship with the surrounding neighbourhood.
This composition is reinforced by projecting balconies, framed sections of glazing and darker vertical elements that extend across the height of the building. Together, they create a varied façade in which individual homes remain legible within the larger architectural form. The balconies provide residents with private outdoor space while also introducing shade and depth to the elevations.
One of the principal design strategies was to raise the residential accommodation above the ground plane. This allows much of the lower level to be used for shared amenities, landscaped areas and spaces for recreation and social interaction. Separating these communal functions from the apartments above also helps maintain privacy within the homes while giving the ground level a more open and active character.
Landscape is therefore not confined to the perimeter of the site. Planting is incorporated across the development through gardens, terraces and shared outdoor spaces at different levels. From the street, established greenery forms a layered foreground to the building, softening the transition between the development and its surroundings. Within the site, the landscape creates a sequence of spaces that residents can move through and occupy throughout the day.
The building’s orientation was carefully considered in response to Singapore’s tropical climate. The arrangement of the apartments supports access to natural daylight and cross-ventilation, while the depth of the balconies and articulation of the façade help limit direct solar exposure. These passive design measures improve internal comfort and reduce reliance on mechanical cooling.
Orientation and massing were also used to maintain views towards the greenery of the Bukit Timah and Tanglin neighbourhoods. By preserving visual corridors and providing greater separation from neighbouring buildings, the design creates a sense of openness despite the relatively compact site.
This balance between density and privacy is central to the project. Juniper Hill provides the amenity and convenience expected of an urban residential development while responding to the quieter, lower-density character of its immediate setting. Its scale, building setbacks and landscaped edges reduce its visual impact and give residents a greater degree of separation from the surrounding city.
The glazed elevations reflect changing conditions across the site, while projecting balconies create a finer residential scale. Dark framing elements provide structure to the composition, contrasting with the warmer tones used on selected vertical surfaces. The result is a restrained architectural language shaped by proportion, shadow and repetition rather than applied decoration.
Juniper Hill demonstrates how a relatively compact residential development can establish a meaningful connection with its environment. Its architecture is shaped not only by the number of homes accommodated on the site, but also by daylight, ventilation, privacy, landscape and the everyday experience of residents.
Through the integration of passive environmental design, shared amenities and extensive planting, the project creates a living environment that feels connected to both nature and the wider city. Its environmental and inclusive-design strategies have been recognised with BCA Green Mark Gold Plus and BCA Universal Design Mark Gold certifications, while the development also received the Best Boutique Condo Landscape Architectural Design award at the PropertyGuru Asia Property Awards.
