NOVO LAND: A Landscape-Led Residential Community
NOVO LAND transforms a former industrial container yard into a green, people-focused residential community in Hong Kong.
The design is guided by the principles of traditional Chinese garden planning, where movement, landscape and moments of arrival are carefully choreographed. Rather than treating the development as a collection of towers, the masterplan creates a sequence of gardens, pavilions, shared spaces and elevated connections that shape the journey home.
Fourteen residential towers, ranging from approximately 20 to 28 storeys, are arranged to optimise sunlight, preserve natural wind corridors and overlook greenery. Their placement opens the development to landscape, while the architecture’s fluid lines, layered volumes and organic forms reflect the character of the gardens below.
A network of Skywalks and shuttle lift lobbies connects the towers across the site. These glazed pavilions sit within landscaped surroundings, creating a more gradual transition between the city, shared amenities and individual homes.
At podium level, vehicles and pedestrians are separated to create a safer, car-free environment for residents. Gardens, social spaces and art installations take the place of through-traffic, allowing the public realm to become an active part of everyday life.
Public art is integrated throughout the development, with 101 murals and sculptural installations adding moments of colour, identity and discovery across the landscape. Together with the clubhouse, swimming pool, landscape deck, shopping mall and eight-classroom kindergarten, these spaces support a more complete neighbourhood rather than a purely residential enclave.
NOVO LAND demonstrates how a large-scale residential development can be shaped by landscape from the outset, transforming an industrial site into a setting where architecture, nature and community are closely connected.
