Clementi NorthArc: A Neighbourhood Shaped by the River
Clementi NorthArc is a residential development in Singapore designed around its connection to the Ulu Pandan River and its wider network of Park Connectors.
Set on a 54,996 sqm site, the development has a gross floor area of 169,169.88 sqm. Its planning responds to both the scale of the surrounding neighbourhood and the character of the riverfront, using a sequence of terraces, landscape decks and pedestrian connections to create a more open and connected residential environment.
Clementi NorthArc provides nearly 1,200 homes across six residential blocks, ranging from 12 to 40 storeys. The homes include three-, four- and five-room apartments, as well as three-generation flats. The blocks are arranged to step down in height towards the river and the centre of the site, reducing their apparent scale at the waterfront while opening views, greenery and shared spaces towards the Ulu Pandan River. Their architecture balances vertical and horizontal elements, drawing on the proportions of both the older slab blocks and newer point-block developments in the surrounding precinct.
Landscape forms a central part of the project’s organisation. Multiple levels of planting lead residents from the development towards the river and Park Connector network, while rooftop gardens provide elevated spaces to enjoy views and greenery. A tree-top walk and a precinct pavilion overlooking the Park Connector extend this landscape experience across the site.
At ground level, the project accommodates childcare facilities, a residents’ network centre, supermarket, shops and an eating house. The commercial buildings are positioned along Clementi Avenue 6, where they provide a buffer between the road and the residential development while creating accessible amenities for the community.
Car parking is distributed beneath the landscaped decks, with daylight introduced through landscaped voids above. Access points are placed deeper within the site to reduce their visual impact along the main pedestrian routes. In total, the development provides 864 car spaces, six accessible spaces and 157 motorcycle spaces.
Clementi NorthArc brings together housing, landscape, community facilities and riverfront access within one connected precinct, creating a residential setting shaped as much by its public realm as by its buildings.
