Takoma Metro is a mixed-use development designed to strengthen public and private partnerships and transit-oriented urban living. The project spans 495,260 square feet and includes 434 residential units, with 70 designated as affordable housing, alongside 17,650 square feet of retail.
Moya Design Partners serves as architect for the Takoma Metro Cedar Street development, with Paola Moya as Project Executive and Federico Olivera-Sala as Design Principal. MOYA’s design strategy positions the building at the intersection of the Takoma DC and Takoma MD communities, creating a contextually sensitive mixed-use development that blends residential, commercial, and communal programming while advancing transit-oriented, urban design principles at the Takoma Metro Station. Delivered under a Design-Bid-Build method in collaboration with a complete team of consultants, MOYA led the development of a building program that includes ground-floor retail, a public square, and more than one acre of programmed open space — replacing an existing surface parking lot with enclosed parking and meeting DOEE Green Area Ratio and stormwater management requirements. The project required coordination across WMATA, DDOT, DOEE, the local Advisory Neighborhood Commission, the DC Historic Preservation Review Board, and Urban Forestry, reflecting the complexity of developing within a transit-adjacent historic corridor. The development has been recognized with a MUSE Design Award — Gold, in Architectural Design for Mixed-Use.
Targeting LEED Gold certification, the project incorporates solar panels, green roofs, and stormwater management strategies that improve energy performance and reinforce sustainable design. Its proximity to the Takoma Metro Station supports urban design principles and walkable connectivity.
The architecture responds to the surrounding neighborhood through varied building heights and dynamic facades, while amenities such as outdoor spaces, a gym, and community areas promote community engagement and long-term community impact.
