Perfectly integrated into a complex urban fabric, Espaces Ferroviaires' first tertiary building is designed in a spirit of respect for local residents, users and the environment.

With its wood and stone framework and its transparent facades, the building will create a strong link with the neighborhood and will offer a wonderful opening onto the central park of the Messageries district.

An office building that reconciles comfort and flexibility >

With its big transparent façade and only 14 meters deep, the building will be bathed in light, offering a pleasant and harmonious living environment to its occupants. All the work spaces will benefit from first light, offering a direct view on the new Messageries park. The interior layouts will offer optimal flexibility in terms of use, size and capacity.

Another innovation in the architectural conception is the reversibility of the building. It has been designed to be potentially transformed into housing.

An urban logistics space >

The building will include a logistic space dedicated to the distribution of goods using cargo bikes, thus allowing for better management of last mile deliveries. The building will not have a car parking but will have one for 239 bicycles.

Messageries' first office building is distinguished by its high environmental quality, aiming for the highest professional certifications (E3C1, BREEAM, HQE, BiodiverCity, R2S).

This is an architectural challenge, as it must reconcile aesthetic requirements with environmental constraints and urban planning regulations.

A building inspired by the bioclimatic ambitions of the City of Paris >

The project gives rise to an innovative architectural project, which, from an environmental point of view, is completely consistent with the guidelines of the future bioclimatic PLU of the City of Paris.
