La Mora Senior Apartments consists of 60 units of energy-efficient, affordable housing for seniors in Yonkers, which is a critical need in a historically underserved neighborhood. This building is designed for residents 62 and older earning up to 60 percent of the area median income. The four-story building includes one- and two-bedroom apartments, each includes a kitchen, laundry unit, and HVAV system. The apartments also feature large, operable windows in the living area, providing daylight and fresh air. Amenities in the building include a community room, multipurpose space, fitness center, landscaped terrace, rooftop deck, and services through the Yonkers Office for the Aging.
As the first sectional multifamily building in the United States to be certified by Phius (Passive House Institute U.S.), La Mora combines off-site modular construction with strict energy performance standards. The Perkins Eastman design team, working alongside the Municipal Housing Authority for the City of Yonkers and The Mulford Corporation, managed a complex process that called for coordinating consultants, bridging gaps between factory and site construction, and overcoming delays from air sealing, energy modeling, and supply-chain disruptions. Despite these challenges, the team designed a resilient, high-performance building that will allow residents to feel comfortable as well as lower utility costs, and shelter-in-place capabilities during outages.
Passive House certification required quality attention to detailing and installation, both vital to passing the whole-building blower door test. The design’s high-performance envelope and systems are crucial to minimizing energy use. The building envelope’s air leakage rate is extremely low, and the building’s projected energy use intensity (EUI) of 23 kBtu/sf/yr is highly efficient for the building design.
The U-shaped design pays respect to the scale of its single-family neighborhood context, while alternating bays represent the rhythm of nearby historic homes. Parking is shaded by view through landscaping which also provides a shaded outdoor gathering space. Built on a long-vacant city lot, which was once a junior high school, La Mora is an affordable housing solution as well as a model for climate-conscious, equitable development. This expands opportunities for Yonkers’ seniors to age with dignity in their community and live sustainably.
