A major property repositioning project transforms three historic buildings built over 140-plus years into a cohesive office and educational environment situated in Downtown Brooklyn. The design integrates 680,000 square feet through façade restoration, partial demolition, and new construction. The team designed an additional 11 floors as well as a penthouse level, with terraces and rooftop spaces. The design repairs historical character while adding high-performance glass curtain walls and ribbon windows that provide natural light to deep floor plates, creating an educational space suited for college and charter-school tenants. The mixed-use building serves Brooklyn’s evolving creative and academic communities incorporating the eclectic fabric of the historic neighborhood. At the heart of the design, a signature glass stair adds light and educational aspiration to the Brooklyn skyline, demonstrating how adaptive reuse repurposes historic commercial structures for contemporary learning needs while maintaining preservation goals.
