East Market, a name that references Philadelphia’s history in creating the country’s first Market Street, a pedestrian-oriented urban center. This development is three-square blocks and 4.3-acres located in the heart of Center City will equalize large retail establishments with artisanal shopping and dining experiences, state-of-the-art offices, modern living options, a boutique hotel, a specialty healthcare pavilion, underground parking, and loading, and a trademark pocket park.
The concept for the East Market Master Plan was to create an urban village in the previously undeveloped Market East corridor in Center City Philadelphia, located between Market and Chestnut Streets to the north and south as well as 11th and 12th Streets to the east and west.
Ground level retail is realized through the extension of retail frontage from Market Street to Chestnut Street through a pedestrian passage called Chestnut Walk. Ludlow and Clover, streets that were previously shut down, are reopened to vehicular traffic, creating six development pads, each with four-sided retail with underground parking and centralized loading for the entire site. The two Market Street development pads are highlighted with a residential tower towards 11th Street with its entry from the purposefully designed small scare to Ludlow Street. The mid-block pads are existing structures that are repurposed. In the last phases of the project, the connection to Chestnut Street is completed with a two-story retail podium and residential tower to the west.
