Set within one of Dubai's most sought-after waterfront communities, Villa Sobha Hartland is a residence conceptualized by Algedra as a study in restrained luxury. The design responds to its lush, green surroundings with clean horizontal lines, generous glazing, and a warm material palette that carries the calm of the landscape indoors. Every elevation has been drawn to frame the greenery beyond, giving the villa a sense of openness that begins at the threshold and continues through each interior volume. The intention throughout was to create a home that feels expansive and serene, grounded in its plot while always looking outward toward light and water.
The exterior architecture favours a contemporary composition of stacked rectilinear volumes, softened by warm stone cladding and expanses of floor-to-ceiling glass. Deep overhangs shade the upper terraces and temper the intensity of the Dubai sun, while a reflecting pool at the entrance introduces water as the first gesture of arrival. The massing has been balanced with care so that the villa reads as a series of considered volumes rather than a single heavy block, while solid and transparent surfaces alternate across the façade to create a rhythm that shifts with the movement of the sun across the day.
Inside, the ground floor unfolds as a sequence of connected living spaces. A double-height reception opens onto the formal majlis and the family living area, each defined by subtle changes in ceiling treatment and flooring rather than solid partitions. The kitchen has been conceived as both a functional workspace and a social hub, with an adjoining dining room that looks out onto the garden. Natural travertine, oak veneer, and brushed brass accents recur throughout the ground floor, giving the interiors a consistent warmth that reads as effortless.
The upper floor is dedicated to private quarters. The master suite occupies a prime corner of the plan, with a dressing room, a spa-inspired bathroom, and a private terrace overlooking the community's waterways. The suite has been treated as a retreat within the home, buffered from the more active family zones and oriented to capture the most tranquil views on the plot. Additional bedrooms have each been designed with their own bathrooms and considered storage, ensuring comfort and privacy for family and guests alike, while a quiet study and a family sitting room complete the level.
Landscape and architecture have been developed in tandem. The rear garden accommodates a swimming pool, a shaded lounge, and an outdoor dining pavilion, extending the living space beyond the building envelope. The pool has been positioned to reflect the villa's rear elevation, adding depth to the garden, while planting screens the residence from neighbouring plots and preserves the sightlines that make the Sobha Hartland location so desirable.
