Šumatovačka is a mixed-use residential building located on a prominent corner site at the intersection of Šumatovačka Street and Maksima Gorkog Street in Belgrade's Vračar district. The project responds to the character of the surrounding urban fabric by reinforcing the existing street frontage while introducing a contemporary architectural expression that respects the scale and morphology of the neighborhood.
The building is organized as a 4-level underground garage, ground floor with gallery, six upper floors, and a recessed top floor (4Po+Pr+6+Ps). The program combines 26 residential units with two commercial spaces at street level, creating an active ground floor that contributes to the public life of the neighborhood. Four underground levels accommodate 42 parking spaces, allowing the public realm to remain pedestrian-oriented.
The architectural composition is driven by the site's corner condition. The building follows the established building lines along both streets, while the recessed top floor reduces the perceived mass of the volume and creates generous terraces for the upper residences. The arrangement of open spaces, landscaped areas, and pedestrian access complements the building's urban role while enhancing the quality of residential living.
Designed in accordance with contemporary standards for accessibility, energy efficiency, and fire safety, the project balances efficient land use with generous open space, demonstrating how a compact urban site can accommodate mixed-use development while strengthening the continuity of the city block.
