The challenge to create the largest units possible and fit the most units possible on the site, while maintaining a desirable community, has resulted in a dynamic and innovative solution. We have created two unit types (the “Modern Family” and the “Sophisticated Dwelling”) which have the same volume and footprint. The floor plates of the second and third floor are situated perpendicular to the first floor. The fourth floor occupies half of the floor plate, allowing for private outdoor space on the roof. The key to these unit types lies in their ability to interlock with one another, creating one rectangular module that achieves great efficiencies for construction. These efficiencies include consistent demising walls, consistent areas for shear walls, back-to-back plumbing and minimal exterior corners. This also allows us to create comfortable living spaces on the interior, rather than the typical narrow townhome that limits usable floor area.
