Project Overview
Located within Quintessential’s 240 Queen Street building, this speculative office suite reimagines an underutilised floor plate as a calm, contemporary workplace designed to meet the evolving needs of modern tenants. Delivered in collaboration with Amicus and design partner HotBlack, the project positions flexibility, wellbeing and material restraint at the centre of the design response.
The space benefits from strong access to natural light and an efficient, adaptable layout, creating ideal conditions for a speculative environment that feels considered rather than generic. The outcome is a workplace that demonstrates the building’s potential while offering a refined and highly adaptable tenant-ready solution.
Design Approach
HotBlack’s Terrestrial concept informed a grounded, nature-inspired interior that prioritises calm, clarity and connection. Organic textures, soft tonal greens, natural timber finishes and gentle curves combine to create an environment that feels warm, contemporary and understated. The design draws on biophilic principles to establish a sense of ease and balance throughout the space.
The planning strategy supports a variety of working styles, with open work areas positioned to maximise daylight and encourage collaboration. Enclosed meeting rooms, quieter focus zones and informal breakout spaces introduce rhythm and diversity, allowing the suite to accommodate both collective and individual modes of work.
Planting is integrated as an architectural element, while lighting is layered to enhance comfort and legibility across the floor plate. Subtle detailing, sculptural forms and carefully curated finishes contribute to a cohesive spatial language. Technology is embedded discreetly, ensuring the workspace supports hybrid work without disrupting the calm, natural aesthetic.
Outcome
The completed suite offers a contemporary interpretation of the speculative workplace—one that feels intentional, human-centred and adaptable. A restrained palette and tactile materials foster a sense of wellbeing, while daylight and greenery enhance spatial quality and occupant experience.
Designed to appeal to a broad range of tenants, the suite supports collaboration, focused work and formal meetings within a cohesive and inviting environment. The project delivers a flexible, future-ready workplace that elevates the character of the building and provides tenants with a space that is both functional and emotionally engaging.
