Fort Lauderdale Executive Penthouse: A Metropolitan Retreat on the Intracoastal
Created for a longtime client and his investment partners, this Fort Lauderdale penthouse was conceived as both a private escape and a shared executive retreat—a place where the owners, their families, and visiting partners could work, gather, and unwind by the water.
Because the residence would be used by several households, the interior could not feel overly personal or predictably coastal. The clients wanted something more sophisticated: metropolitan in spirit, comfortable in practice, and connected to South Florida through its light, views, and carefully chosen finishes. The result is a layered transitional interior with contemporary accents, masculine details, and restrained coastal references.
The newly completed condominium provided a clean foundation, but its standard finishes lacked the personality and cohesion the clients wanted. The transformation focused on decorating, lighting, wall finishes, custom window treatments, selected surface updates, and an integrated Control4 system for climate, security, music, and audiovisual functions.
The experience begins in the foyer, where a towering Fellini poster introduces the home’s conversational character. A zebra hair-on-hide bench with clear plank legs sits beneath the artwork, while a smoked-crystal and tubular flush mount light brings a darker, more tailored edge to the entry.
Beyond the foyer, the great room opens to wraparound windows and balcony overlooking the Intracoastal Waterway. Full-height remote-controlled sheers soften the glass without diminishing the view, giving the room privacy and a more intimate sense of enclosure when needed. Transitional furnishings were balanced with contemporary pieces to create a setting that feels polished enough for executive entertaining yet relaxed enough for family stays.
The dining area is centered beneath a crystal-inlaid ring pendant, suspended above a round table and upholstered barrel chairs. The arrangement accommodates business dinners as naturally as informal evenings with family, reinforcing the penthouse’s dual role as both retreat and gathering place.
In the kitchen, the existing custom gray cabinetry was retained and elevated through more expressive details. Kelly Wearstler pendants bring sculptural interest above the island, while a painterly metallic subway tile in pewter silver, touched with brass, introduces movement and depth to the backsplash. The finish gives the otherwise restrained kitchen an artistic focal point without overwhelming the room.
The powder room offers a more unexpected moment through an embroidered fringe wallcovering, adding texture, movement, and a sense of occasion within the compact space.
The primary suite takes on a deeper, moodier character. A chevron-patterned gunmetal wallcovering made from natural wood fibers creates a rich backdrop for the light gray velvet bed, mirrored nightstands, and steel lamps. The suite opens into a dressing lounge and morning bar finished in complementary gunmetal tones, with the wallcovering carried through to connect the spaces visually.
The guest suite introduces a softer, more organic interpretation of waterfront living. A zebra-grass and raffia wallcovering set against a matte metallic ground brings natural texture to the room, paired with a linen bed, Italian bedding, a quilted velvet duvet, and a wool-and-silk rug.
In the guest bathroom, disconnected builder-selected finishes were brought into greater harmony through a deep aquamarine chenille wallcovering. The saturated color and tactile surface transform the room, giving the existing gray vanity and penny-tile shower a more deliberate and finished presence.
Outside, the wraparound balcony was furnished as an extension of the interior, with a bar-height table and stools for enjoying the view and a separate lounge area for conversation and relaxation along the Intracoastal.
