Amicus was engaged by Centuria to design and deliver two speculative suites in Melbourne’s CBD, with the objective of accelerating leasing outcomes in a highly competitive market. The vision was to create design-forward, versatile workspaces that would appeal to a broad range of tenants while aligning with Centuria’s asset strategy.
The brief called for suites that felt premium yet were cost-effective, with an emphasis on striking entry points, thoughtfully designed breakout areas, and floorplans that broke away from conventional layouts. Amicus provided a complete turnkey solution, seamlessly managing both interior design and fitout to achieve a cohesive and impactful result.
Design Approach
Amicus transformed a previously segmented, enclosed office configuration into two vibrant, open-plan suites that celebrate natural light and spatial flow. The re-imagined layouts introduce flexible zones that can function as meeting rooms or private offices, seamlessly integrated with generous communal areas. Each suite was carefully curated with distinct visual identities, using colour, form, texture, and bespoke detailing to create strong focal points and an immediate sense of arrival. Statement lighting and custom joinery elements further elevate the overall experience, adding moments of luxury and surprise.
While both suites share the same design DNA—dynamic layouts, impressive entries, and adaptability—each offers its own personality. In Tenancy A, a bold graphic mural energises the breakout space and connects to sweeping city views, creating a lively, expressive atmosphere. Tenancy B takes a more refined approach, using a custom timber post screen to subtly delineate the breakout zone while maintaining openness and warmth. The considered use of materiality across both suites ensures each feels unique yet cohesive within the building context.

The completed suites made an immediate impact in the market, attracting significant tenant interest and achieving rapid lease uptake. Their flexible, future-proofed layouts support a wide range of business needs, offering potential occupants move-in-ready spaces that prioritise both functionality and design excellence.
