This mixed-use project included the historic rehabilitation and adaptive re-use of an existing 98,502-sf, seven-story building (c.1917). For the past 30 years, the building has been home to the corporate headquarters of a local company. When the company considered moving their operations out of downtown Memphis, the developer assembled a partnership to redevelop the property in a mixed-use capacity, creating new beneficial uses more compatible with the evolving downtown real estate market.
The nearly century-old warehouse now boasts 60 vibrant loft-style apartments and 17,098 sf of retail and office space, including the renovated corporate headquarters. The project team worked diligently to bring the building back to life within the strict standards set forth by the National Parks Service. The industrial-sized windows and meticulously preserved façade accentuate its prominent street corner position and inside, high ceilings, original warehouse concrete columns and concrete floors all tie together to keep its past intact. The one- and two-bedroom apartments feature bright open space and modern finishes.
This project is connected by a bridge and an elevated courtyard to an adjacent mixed-use infill project (recently developed by the same client as the historic building) that includes a 209-car parking garage, retail space, and additional multifamily residences. Residents of both communities share a fitness facility, the elevated tenant courtyard, a sky-walk to the controlled-access parking garage, as well as access to the two buildings’ retail offerings.
