The first in a two stage Mission Bay development, the client’s brief was to create a set of new homes that made the most of the maximum building coverage restrictions, while taking full advantage of the outdoor living space.
The 330m² two storey home was to have an expansive open plan ground floor, with two living areas, a generous sized open plan kitchen, and powder room. Four bedrooms, including a master with ensuite were to be separate from the downstairs entertainment area, and are placed on the first floor, as well as a further full bathroom.
The open plan approach has given the building a feeling of spatial vastness that extends beyond the confinements of the internal walls.
The home has a north orientation, with the main decked area facing to the west, allowing the afternoon sun to stream down over the outdoor fire and BBQ area, flooding the space with light and warmth which extends into the house through the large sliding glass doors. Our careful room layout plan provides flexibility throughout the home, with spaces for both formal and casual dining as well as a separate living area to the side of the main space, providing privacy when desired.
