This building houses shops at ground-floor level and offers attractive office space from the 1st to the 8th floor. From a lobby facing Boulevard du Jazz, a conference room can accommodate up to 300 people. Cars can access three underground levels via straight ramps.
The building, which enjoys an isolated and privileged setting facing the park and the Porte de France, makes use of rounded corners and transparency to stand out. Translucent façades underline this urban landmark, by day as well as by night.
At the base and mezzanine level, cutaways and recessed glazing encourage dialogue, bringing a human dimension and connection between interior and exterior.
On the third floor, the volume is cut away on the south side to create an urban garden — a large terrace with a view down into the interior of the block and direct access to the esplanade, which will soon be occupied by shops and hospitality venues.
To reduce heat gain in the building, which is fully glazed, fixed sun shades have been installed all around its outer skin. A thermodynamic study made it possible to optimize the tilt of the louvers according to their orientation, countering excessive sun exposure while still ensuring natural light reaches the interior spaces.
The blue-grey tint of the louvers reinforces the project's dynamic image and gives the building — certified BREEAM Excellent — a strong identity.
