Completed in 2016, House 13 is a 330-square-metre single-family residence in West Jakarta, Indonesia, designed by INSADA. Conceived as a contemporary tropical home, the project explores how passive environmental strategies and meticulous detailing can create a comfortable urban residence while responding to the constraints of a dense metropolitan context.
Situated on an 8 × 18-metre plot, the house is enclosed by neighbouring buildings on three sides, leaving only the south-facing façade exposed. This condition presented a fundamental design challenge: how to maximise daylight, natural ventilation, and spatial openness while maintaining privacy within a compact urban site.
Rather than treating the limited exposure as a constraint, the south façade was conceived as a high-performance environmental envelope. A Low-E glass curtain wall is combined with a layered operable façade comprising sliding glass panels, perforated metal screens, and aluminium extrusion fins. Together, these elements regulate daylight, encourage natural ventilation, provide insect protection, improve privacy, and reduce solar heat gain without compromising visual transparency.
Passive cooling became one of the defining principles of the project. Responding to the client's desire to minimise dependence on air conditioning, the house was organised around an effective cross-ventilation strategy. Fresh air enters through the operable south façade before flowing through the primary living spaces and exiting via a three-storey ventilation void positioned at the rear of the house. Topped with a skylight and fitted with ventilation blocks, this vertical shaft generates a stack effect that continuously extracts warm air, allowing the first and second floors to remain naturally ventilated throughout much of the year.
The programme is organised vertically according to both environmental performance and everyday living patterns. The ground floor accommodates a flexible multipurpose room together with the service areas. The maid's quarters are intentionally separated from the main building mass, creating an airflow corridor that strengthens ventilation along the length of the house.
The second floor forms the social centre of the residence, where the kitchen, dining, and living areas occupy a continuous open-plan volume. The absence of unnecessary partitions allows air and daylight to move freely through the interior, reinforcing the relationship between climate and spatial organisation.
Private spaces occupy the third floor, where two bedrooms with en-suite bathrooms can be fully enclosed and mechanically cooled when required. Rather than conditioning the entire house, active cooling is concentrated only where it provides the greatest benefit, complementing the building's passive environmental performance.
Transparency is employed throughout the interior to enhance the perception of space within the compact footprint. Glass is used extensively for stair balustrades, the dumbwaiter enclosure, and bathroom partitions, preserving uninterrupted sightlines and allowing natural light to penetrate deep into the house. These interventions reinforce the openness of the interior while maintaining a restrained material palette.
The minimalist architectural language extends beyond finishes into the integration of building services. A concealed split-duct air-conditioning system distributes conditioned air through hidden ceiling ductwork, eliminating the visual presence of conventional wall-mounted units. Supply and return grilles are carefully integrated into the ceiling composition, allowing the architecture to remain visually uninterrupted.
A partial fourth floor is dedicated entirely to building services, housing the indoor air-conditioning units within a dedicated mechanical room. Locating the equipment outside the occupied spaces improves acoustic comfort while providing convenient access for maintenance without disrupting daily life. Above the bedroom level, a green roof introduces an additional layer of thermal protection, reducing solar heat gain and contributing to improved indoor comfort within Jakarta's tropical climate.
House 13 demonstrates how environmental performance, technical integration, and architectural restraint can work together to produce a contemporary tropical residence. Rather than relying on expressive form, the project derives its identity from climate-responsive planning, carefully crafted detailing, and the seamless integration of passive and active building systems. The result is a home that balances sustainability, comfort, and minimalist architectural expression within the realities of dense urban living.
