EG Funds engaged our team to design and construct a PC2 laboratory within an existing, tenanted commercial building in Eveleigh, in Sydney, NSW. EG Funds had preliminary designs in place; our Labline team took these on, completing the architectural and services design and carrying the project through into construction.
The site itself set the terms of the problem: a ground-floor tenancy in a six-level building, with mechanical plant on level six and no dedicated risers for laboratory exhaust. Delivering a compliant PC2 facility under these constraints depended on close coordination between specialists across mechanical, electrical, hydraulic, fire, gas and security.
Solution
PC2 compliance required dedicated air conditioning to the lab, delivered through 4-pipe Air Handling Units in a purpose-built on-floor plantroom. The harder problem was extraction. With the lab on the ground floor and no mechanical risers running through the building, air, fume cupboard exhaust and gas had nowhere obvious to go. Our team worked with the landlord's independent specialist, who tested and sealed the existing façade risers to create an airtight barrier and maintain directional airflow. That work let us identify which risers could take the additional ductwork the lab needed, turning an apparent dead end into a workable extraction path.
Gas supply added a second layer of technical complexity. Cylinders were housed in a dedicated store on the ground floor, adjacent to the tenancy, with duty and standby cylinders for both carbon dioxide and nitrogen, plus spare capacity built in for future needs. Exhaust from the store was ducted to the roof and discharged clear of the facility. Safety systems were layered through the design: oxygen depletion monitoring in every lab room and in the store itself, oxygen level read-outs at each entry point, and a ceiling-mounted red/green traffic light system giving staff an immediate, unambiguous signal before entering.
The result is a fully compliant PC2 facility built inside the real-world constraints of an existing, multi-tenanted commercial building, with a bespoke extraction solution and a gas system engineered for the specific risks of the site. Security was built in throughout, with access tags and CCTV across every lab and all entry and exit points, giving the client full oversight of who accesses the space.
Weekly PCG meetings kept EG Funds informed at every stage, and the project was delivered on time and within budget, demonstrating Amicus Labline's technical ability to solve site-specific problems like riser access, the coordination to manage multiple services disciplines at once, and the process discipline to keep a complex compliance-driven build on programme.
