The Terraces on France project envisions a unique form of dwelling that marries the vibrancy and convenience of urban life with the beauty and refuge provided by the prototypical backyard. Situated in the heart of a beloved commercial district, this six-story building incorporates a generous garden terrace into each of its sixteen units. These terraces are carved playfully out of the building form, resulting in a sculptural, airy structure animated by seasonal texture and color, the open-plan living spaces and master bedroom of each unit are organized around this terrace, blurring inside and out and connecting residents to the city beyond.
The Terraces also lie at the heart of the project’s approach to sustainability and neighborhood context. Native and drought-tolerant species within the terraces and rooftop garden absorb and filter stormwater. Their broad overhangs help to shade the building and contribute to an energy-efficient, comfortable, and generously-daylit building. The terraced stepping of the building has also been used to carefully tailor the building to its context, relating to the heights of neighboring buildings and sensitively stepping down to the single-family neighborhood to the east. Set against the buildings’ clean lines and restrained material palette, the terrace gardens enliven the neighborhood with year-round beauty and interest.
