Olympic Northwest is a vertical, mixed-use destination where hospitality, entertainment, and residential converge, envisioned as the next evolution of LA Live.
Establishing a new focal point that enhances downtown Los Angeles’ sports and entertainment fabric, the project transforms a former surface parking lot into an always-on urban presence. The 49-story tower and seven-story podium respond directly to the site’s density, energy, and cultural significance within the district.
Inspired by Los Angeles’ cinematic heritage and architectural history, the design pairs a highly visible, digitally activated podium along Olympic Boulevard with a sculpted tower that brings rhythm, movement, and a strong skyline silhouette. Entertainment, hospitality, and food and beverage venues are integrated around a grand public arrival, flexible multi-venue spaces, hotel amenities, and opportunities for large-scale public art.
Above, the tower is strategically positioned to optimize floor plates and views, culminating in dedicated residential amenities and a rooftop retreat. Together, the podium and tower create an overall massing that reinforces cultural identity while supporting long-term adaptability at an urban scale.
As Daun Paul St. Amand, Managing Principal, Architecture, notes, the vertically layered mix of uses creates “unexpected synergies” within the tower and across the wider district, extending LA Live’s energy into the city’s urban context. Natalie Ruiz, Associate Principal, Architecture, adds that Olympic Northwest represents “Los Angeles at its most dynamic, blending cultural storytelling and architectural expression into a new landmark for the city.”
