Rising land costs and increasing urban density have pushed many new studio developments beyond Hollywood's urban core. Against this backdrop, content production continues to expand across film, television, streaming, podcasting, and digital media, creating demand for environments that bring creative, production, and operational teams closer together. Recognizing this opportunity, BARDAS Investment Group and Bain Capital Real Estate transformed a five-acre former department store site. It became a next-generation production campus. Ultimately, the project reinforces Hollywood’s role as a center of entertainment and demonstrates how studio facilities can thrive in dense urban settings.
