In 2016 GIEAG Immobilien AG held an Architecture competition for its property on Maybachstraße in Stuttgart. The site is located on Höhenpark, a popular destination for excursions in Stuttgart. Because of this, after having been awarded the project, great care was also given to address the concerns of the expert committee of the city's design advisory board, whose greatest interest is that of making of this new district an attractive and sustainable addition to the city.
The project’s program requirements were very complex since it lays in an emerging neighborhood. Many of the surrounding buildings are still being planned, such as the extension of the theater. Others are temporary structures, such as the provisional for the Friedrichsbau Varieté. In this environment, the aim was to design an aesthetic building that is attractive to both business people and private tenants. Furthermore, the district is also close to the city center and it is between Feuerbach and Killesberg. These districts are not only bordered by the most popular park but also host the most expensive residential complexes in Stuttgart. Giving this context, the project aims to assert itself through quality and design.
The project consists of a residential and a commercial building which are placed as perimeter blocks on the property. These create on its center a large courtyard with a garden, which can be used by all residents. Two slits on the narrow side of blocks were added to bring more daylight into the courtyard, as well as to make it more welcoming. The southern Block houses 69 residential units while the northern block offers lettable office space. The south block bends inward to provide more green area in the form of terraces and balconies to the apartments. On the other hand, it allows more sunlight into the living spaces. The office block serves as noise protection and thus promotes the housing quality.
Although the two areas of living and working form a building complex, future dwellers should not be disturbed by the activities of the daily working life from across. The program interaction is constrained to a shared a basement floor, which includes all public uses. This shared floor is partly underground due to the terrain height differences. The visible part of the storey is completely glazed. The slits that separate the living and office blocks above are projected below to separate the office and living functions on the shared floor. The dynamic design of the façade structure is also based on the usage: horizontal, staggered, partly floor-to-ceiling windows in combination with balconies, loggias or roof terraces characterize the living area. The office area also has windows which are not only horizontally staggered to each other but also vertically. The use of dry-hung fiber cement panels throughout the building helps to create a uniform appearance.
