This residential design project is located in Bobrowniki, a desirable location on a very large, challenging plot of land. The house was created to meet the needs of the mother of a family of four. The investors had clearly defined requirements, and as a result, the process was very successful.
The plot on which the single-family home was built, though very large at 4,000 m², only 1,090 m² constituted the building area (a strip 10-16 m wide and L-shaped). The proximity of a military bunker and neighboring buildings significantly limited the development possibilities. The significant slope of the plot created further challenges. Thanks to the building's appropriate location and dimensions, it was possible to reconcile all these constraints and design a house that fits perfectly and is also extremely functional.
We designed a two-story house with a flat roof and a built-in two-car garage. The house features large windows facing the garden, a large covered patio-style terrace with greenery extending into the house. The building's timeless form blends seamlessly into its surroundings.
The ground floor of the building is divided into two zones (living and technical), connected by a high glazing across two floors, along with a staircase that serves as the focal point of the house. The first floor houses the master bedroom for the parents, complete with a walk-in closet and a private terrace overlooking the garden. The children's bedrooms are located at the other end of the house, where there is also room for an additional room. In the middle section are the laundry room and a large bathroom, where the bathtub offers views of the surrounding nature.
In the central part of the house, a covered terrace with greenery has been designed. Thanks to its surroundings, it feels much more intimate. We hope it will be the perfect place for an afternoon nap or an evening feast.
The building was designed as an energy-efficient home with the highest technical standards. It will be built on a foundation slab, with walls made of silicate blocks and insulated with graphite polystyrene. The house will be equipped with all the necessary technical features, including a modern heat pump, photovoltaic panels on the roof, and an energy storage facility in the technical section. Mechanical ventilation with heat recovery will ensure a healthy indoor climate, as will air conditioning to maintain a comfortable temperature.
