A Small Single-Story Home Tailored to Perfection
Designing a compact, single-story home might sound simple, yet even a large plot can hide unexpected challenges. In this case, the 1,220 m² site offered only 382.5 m² of buildable area under the local spatial plan (MPZP). Its triangular shape and regulations — requiring at least 45% green area and two parking spaces — demanded careful spatial planning and creative thinking.
Smart Decisions from the Start
The client reached out to us before purchasing the plot, allowing for a full feasibility study. This early analysis revealed both the site’s potential and its limitations, helping the investor make an informed decision and avoid an unsuitable purchase. It’s a step we always encourage — understanding a site before committing ensures a design that fits both the place and the client’s vision.
Compact, Functional, and Comfortable
The resulting home offers everything a young family needs, all within a single floor. The layout includes an open-plan living room with dining area (around 30 m²), a spacious kitchen, a bathroom and separate WC, a master bedroom with walk-in wardrobe, two children’s rooms, and a utility/laundry space.
The floor plan clearly separates the day and night zones, ensuring comfort and privacy. With its compact form and no built-in garage, the house remains energy-efficient, economical, and easy to maintain.
Simple Form, Thoughtful Design
Site orientation — defined by the plot shape and planning rules — was turned into an advantage. The home enjoys good daylight and stays naturally cool in summer.
