The 30,000 sq.ft. building will have 15 apartments, mostly three bedrooms, for this family-centered neighborhood. The facades will be made of terra cotta panels, a first for Riverdale, with ample windows on the north and south facades. Parking, a multipurpose room with a shared outdoor terrace, and private terraces for every apartment are some of the amenities this small building will feature.
The north front façade negotiates an unusual urban landscape: fronting on an unusual split lane street, with a central community garden/island, the building transitions between deeply inset townhouses to its east and a larger apartment building built to the narrower portion of the street to its west. Balconies and corner windows take advantage of this anomaly, presenting a deeply sculpted corner overlooking the garden, while opening the apartments within to this unique view.
