The twelve-story highrise townhouse ist situated on the central square of a newly developed Viennese residential district: the site of the former hoerbiger factory in the 11th district. The standard floor is designed with seven apartments and a front to back internal circulation – which is also used as a multipurpose community space to create an living-identity for the inhabitants. Each floor has its own “playground” in shape of slacklines, balancing stomps or common games painted on the floor. Facing towards the central square there is also a common use room with an open kitchen for the entire new neighborhood. All 79 apartments have a very compact floorplan – the focus is on small 2- and 3-room apartments. The surrounding balcony-ribbon defines the face significant. A characteristic filigree steel railing gives the building a second transparent layer – which was one important design issue since the new developed area is of high density and the transparency of the balcony-zone gives more distance to the spacing between the buildings. Prefabricated colored metal-screens can be attached to the balcony-railings to provide a feeling of privacy and also give the highrise its own lively identity and appearance.
