SHOWAY CENTER is a strategic flagship project of Luen Mei Group at the core of Shanghai's Hongqiao International Central Business District. Shaping commerce into experience, Lead8 is delivering the development’s architecture renovation — including planning, façade and interior design.
A Gateway Transformed
SHOWAY leverages the transportation advantage of a four-line superstructure, connecting seamlessly with the National Exhibition and Convention Center and the Hongqiao Comprehensive Transportation Hub — two major traffic engines generating hundreds of millions of annual visits — creating a world-facing urban landmark. With a total gross floor area of over 1.4 million square meters, it redefines the commercial ecosystem through a mixed-use program comprising approximately 430,000 square meters of retail, 400,000 square meters of office space, 70,000 square meters of arts and theatre facilities, and 22,000 square meters of international serviced apartments, forming a fully self-owned high-end commercial complex.
SHOWAY CENTER is guided by the brand vision of “Hongqiao’s first destination, the world’s showcase,” focusing on the debut economy and building a full-spectrum content platform for quality consumption and lifestyle experiences across six dimensions: “first store,” “first exhibition,” “first show,” “first art,” “first taste,” and “first performance.”
Lead8 is responsible for the renovation of Phase 1 retail at SHOWAY CENTER. The first phase has a total gross floor area of approximately 210,000 square meters, spanning four plots, and is expected to open by the end of 2026. As the design firm, Lead8 is undertaking comprehensive interior design and façade optimisation for the retail spaces, aiming to activate the commercial potential of this transport hub district through innovative spatial storytelling and scene-making, and to present Shanghai with a “city within a city” that integrates global trends with local culture.
Streets and Spaces Reimagined
Under the concept "Life is a Show," Lead8's renovation repositions the existing built fabric to elevate the visitor experience and strengthen Showay's identity as Shanghai's new gateway. The design develops four commercial clusters around a dual-core concept of street blocks and mall, connected by pedestrianised lanes that invite gathering, strolling, performance and open-air dining.
Each area carries a distinct architectural and interior narrative:
• Area A (The Gallery) creates a fluid dialogue between art and daily life, linking ground and upper levels; a large transparent dome blends sunlight with the interior, forming a light-and-shadow gallery inspired by Dalí's artistic vision.
• Area B (The Carnival) uses mirrored stainless steel to create a dynamic three-dimensional design language that is illuminated day and night; themed around leisure, family, pets and wellness, the interior unfolds as a lively carnival.
• Area D (The Arena) features smooth, rhythmic lines integrated with sports and outdoor programming; inside, tiered stands and a competition stage create a vibrant arena atmosphere for trendy sports and entertainment.
• Area E (The Theatre) serves as a high-traffic entrance to NECC, using media screens and flagship store windows to create a city-level visual landmark. Pedestrian skybridges transform exhibition crowds into continuous commercial flow, while internally, the space is sculpted into an opera house where architecture and luxury brands complement each other.
As West Shanghai’s first international fashion promenade, Showay Avenue is positioned as a natural showcase for the “debut economy,” creating a new experiential consumption model that integrates large-scale art exhibitions, immersive visual installations, themed markets, and brand pop-up activations. Extending across Plots A and E, the 360° Rooftop Park has been designed to offer panoramic views of the Shanghai skyline, creating an immersive, biophilic social space that blends rich urban lifestyle with commerce.
At street level, the sunken Metro Plaza is equipped with a 100-meter-long LED advertising screen, while more than 7,000 sqm of visuals create an immersive digital art experience. Integrating lifestyle concepts, light dining, bistro venues, and other urban social brands, it brings art into everyday life and enriches the layered experience of the plaza, creating a vibrant destination.
Working alongside developer Luen Mei Group, Lead8 is shaping a destination that blends art, lifestyle and culture with performance, vitality and energy. SHOWAY CENTER is set to enhance Hongqiao's positioning as a global stage for the new era — and stand as a benchmark for what creative renovation can achieve when vision meets opportunity.
