A Nature-Led Retail Expansion for Bangkok's New Generation
Lead8 is the lead architect and interior designer for Megabangna’s landmark second phase expansion, supporting Central Pattana and Ikano Centres in shaping a new nature-led destination for eastern Bangkok.
The THB6 billion (US$179 million) expansion is scheduled for completion in the third quarter of 2028 and will add about 170,000 square metres of gross building area, including new retail space, a dining precinct and outdoor destinations.
Lead8’s design aims to create a more open, connected and community-focused environment that responds to the changing needs of modern families. The human-centred approach brings together retail, dining, wellness and public space in a more seamless and engaging way, while reinforcing Megabangna’s role as an everyday destination.
Designing for Openness, Nature and Everyday Connection
Drawing on Nordic design principles and the client’s “Meeting Place” philosophy, Lead8’s design introduces light-filled, nature-integrated spaces that prioritise openness, movement and comfort. The concept enhances permeability, improves connections between old and new zones, and creates more intuitive journeys throughout the development. Landscaped social spaces, flexible gathering areas and stronger indoor-outdoor integration will support a more balanced, experience-led destination.
A key part of the expansion is the integration of community-led spaces throughout the development, anchored by Mega Skyline, an outdoor destination spanning more than seven rai, and Mega Loft, a 2,000-square-metre dining precinct set to become eastern Bangkok’s largest social dining destination. Together, these spaces are designed to encourage recreation, social interaction and quality time across generations.
From Retail Expansion to Masterplan Vision
The project will bring Megabangna’s developed area to nearly 800,000 square metres, marking the halfway point of a long-term mixed-use Megacity masterplan valued at THB70 billion. The expansion will grow Megabangna’s brand portfolio from around 900 to more than 1,200 brands, including more than 250 retailers making their eastern Bangkok debut.
Lead8 will also lead the architecture and masterplanning of Megabangna’s long-term Megacity Township Masterplan, which will introduce office, hospitality, residential and other complementary uses in future phases.
