A 44,882 sqm mixed used development consisting of G+4 floors. A total of 24 office spaces on the upper floors and 8 retail outlets on the ground floor gallery area with an additional public square to the rear of the building. All supported by two floors of basement parking in addition to the outdoor dedicated parking for the retail area-striving to reduce the current parking congestion of the area as a whole. The retail gallery offers food & beverage outlets serving the local community creating a needed destination point for the locals. This has dramatically increased the desirability of the area consequently drawing more visitors and overall foot traffic for local businesses becoming the new landmark of the region.
The building design is unique to Oman using a holistic approach by blending contemporary European style office space with a modern twist on the traditional Omani architectural influences of sun-light protection and shaded colonnades.
Every facet of the building has been considered for best building practice methods with sustainability being a major driving factor to the overall success of the project. Complete thermal insulation for example has been used throughout the building with wall cavities, roof, thermal breaks glazing, curtain walls and low U-Value glazing. A highly efficient designed system requiring less power for functionality- all in effort of reducing the HVAC requirements and dramatic cost saving for both the client and users. Motion sensors & European LED longer lasting lighting have also been used throughout the building to reduce power consumption with additional extract provisions for flexibility of the food outlets in the retail spaces with other implemented systems to further reduce power consumption.
The building has been completed exceeding all satisfaction levels from all involved parties-setting a modern design and construction standard and becoming the new benchmark to future developments in the area.
