Tandem projects add contemporary amenities to this 1930’s rental apartment building, located on a busy corner in Midtown Manhattan. A new exercise room re-purposes an unused coal cellar into a workout center, with a handicapped lift to provide access to all. Bright colors enliven this formerly grim cellar space. On the rooftop, a new landscaped deck with a multipurpose space is created, offering tenants an indoor space for parties and family functions with kitchenette and bathroom. Cedar decking and built-in seating offer a welcome respite from the busy city below. Views of the Manhattan skyline are framed by trellises, plantings and windows. The new penthouse structure floats above the existing roof without impinging on existing drainage. Its tall white structure evokes summer beach houses while creating a recognizable beacon for the building.
