Rise by Athlon is Dubai’s first purpose-built active living community, redefining residential design through the integration of movement, wellness, and social connectivity. The project occupies a 2 million sq ft site within the wider Athlon masterplan.
Conceived as a lifestyle-first residential environment, Rise by Athlon comprises five 26-story high-rise towers and three low-rise buildings, delivering 1,243 one-, two-, and three-bedroom apartments. Each building is uniquely themed around movement and activity, reinforcing the project’s focus on health and everyday wellness. The towers are strategically rotated by 45 degrees to capture prevailing north-westerly winds, improving natural cooling in the central landscaped park and enhancing the microclimatic comfort for residents.
Form and function are closely aligned through a terraced podium that serves as the project’s defining architectural feature. Spanning three levels above ground, the podium mediates between the towers and the public realm while accommodating parking without underground excavation. Its stepped design is activated with walking and cycling loops, integrating daily movement directly into the built fabric and transforming infrastructure into a vibrant social space.
The community is anchored by extensive wellness-focused amenities, including three swimming pools oriented toward the central park, two gyms with vertical gardens, and more than 10 kilometers of tracks, trails, and loops. Rise by Athlon also connects seamlessly to the Al Qudra Cycle Track, encouraging engagement from both residents and visiting cyclists and reinforcing the development’s role as an active social hub.
Sustainability and wellbeing are integral to the project’s impact. Rise by Athlon is LEED Platinum pre-certified and Fitwel certified, reflecting its commitment to environmental performance and occupant health. From the orientation of the towers to the activation of the podium, the design ensures lifestyle, movement, and community at the center of contemporary urban living.
