Raya Residential Apartment | Investment, Residence, Structure
Raya Building was conceived as a cooperative project for an infill residential apartment on a plot of 830 square meters at the corner of Boostan Sixth Street in the Saghdosh neighborhood of Tehran. This situation, while always centered around maximizing investors' profits in the construction sector and ensuring investment, continuously seeks a balance between the cost of urban land in various areas and the final cost of the property. At the same time, it requires creating a competitive advantage to enter the complex real estate market.
The default plan for this 6-story residential apartment included a ground floor and two basement levels to provide parking and communal spaces. Moreover, the specific number of units with preserved privacy (3 units per floor), a high lobby, and desirable communal amenities were among the initial demands of the client. Meeting these demands while dealing with the location, geometry, and slope of the land in typical residential apartments required a large area for placing communication spaces in the floors, which was inconsistent with the initial project definition at the level of planning and operation.
The main strategy for mass placement and vertical access core positioning involved using the skip-floor pattern and changing the unit organization structure at the project section. Utilizing a central access core for simultaneous access to units on two levels (with a half-floor difference) allowed for the division of floors into northern and southern sections, thereby separating three residential units with optimal allocation of communal space.
This structure enabled an increase in the height of the entrance lobby in the northern section (equivalent to 1.5 floors) and provided parking in the southern section (standard height). It also organized the units (two units in the northern section and one unit in the southern section) on two levels with a half-floor difference. Additionally, shared amenities such as a gym, swimming pool, and jacuzzi, event hall, and service spaces were located in the basement floors with direct access to the yard (southern entrance) and lobby (northern entrance).
Furthermore, this structure on the roof level created areas with different height levels, allowing for diverse sequences and multiple areas, designed as private and semi-private green spaces, to be utilized by more users simultaneously.
