WBA Jacksonville was commissioned to design a brand new luxury multi-family complex in a planned unit development that would add value to the commercial area while maintaining the existing design and style of the Mountain Brook Community. The master plan called for 276 individual apartments (5 unit types with one, two and three-bedroom floor plans) in 3 building configurations totaling 391,456 sf. Each residence was appointed with the most tasteful amenities, such as stainless steel whirlpool appliances, granite counter tops, elegant flooring and open concept floor plan designs. Single automobile enclosed garages configured as independent free-standing structures of eight, nine and fourteen unit configurations were developed and a beautiful, yet functional principal leasing office. In addition to all the possibilities the design affords, the community features resort-inspired recreation areas, including serenity gardens, a fully appointed pool and clubhouse, a yoga room, community Wi- Fi and access to nearby Woodland Park. Further, the project also required one centrally located maintenance facility which would incorporate project support, repair and service areas, as well as, a car detailing area for tenant use, one central mail kiosk facility, and related shade structures in association with the proposed children’s play area with related equipment.
Because the development is in close proximity to the Central Business District and Medical Center and immediately adjacent to the Birmingham Botanical Gardens, the design challenge was to create prime residences for luxury apartment living within an area that has very selective zoning requirements while maintaining the charm of the community by incorporating a “brownstone” English Tudor facade. This design helped to create a new legacy of unprecedented prestigious living at an affordable price for the Mountain Brook area; which was the goal of both the client and architect.
