One Shenzhen Bay is a vibrant mixed-use development in the heart of the Houhai District in Shenzhen that comprises six high-end residential towers, one office tower, and a central tower consisting of offices, a hotel, and serviced apartments. The podium is an interwoven arrangement of retail shopping streets, a hotel ballroom, private residential courtyard gardens, fitness and social clubs, and public plazas. The residential program of the development is focused on the challenge of retaining separation between public and private spaces, using sectional stacking and layouts of building masses to clearly define public realms and private spaces.
The development acts as the threshold between the rolling, natural coastline of the bay and the structured, vibrancy of the Houhai district, maintaining urban edges and reinforcing the urban grid. Instead of an isolated, interior retail mall, One Shenzhen Bay has street-facing retail and urban edges on all four elevations. An elevated, green promenade links the activity at One Shenzhen Bay to adjacent blocks as well as to the waterfront park. The project strictly follows view corridor guidelines, organizing towers into a grid so as to maximize light and views.
The development has an identity that is defined by its relationship to water and green space, promoting a lifestyle that is lived indoors and out. Residential units are designed with generous balconies and sliding doors that blur the line between inside and out, with larger units including swimming pools on the balconies. The floor plates of towers are reduced in size to create units with three or four exposures for maximum natural light and ventilation. The floor plan layouts of residential units are also highly conscious of their relationship to the water, setting all primary spaces, including the living, dining, and master bedrooms, to face the east.
