Inside the inner city of Vienna, RATAPLAN designed a new building for office and living that combines new built structures with an preserved “Gruenderzeit” house.
The builder not only wanted to create a stunning architecture for this exclusive site within the World Heritage, but also a house for multiple uses: The ground floor comprises spaces for shops and restaurants, the first three levels are optimized for offices with flexible floor plans. The upper floors contain flats with upmarket configuration and roof terraces designed as leisure “landscapes”. The three underground levels offer a welcoming atmosphere for visitors and residents.
The idea of the urban planning is based on the Relocation of the new construction behind an existing building of the Wilhelminian time which will be functionaly linked to the new building.
The outcome of this produces an extension of the street similar to a public open space. The building construction is leaned on the standard of the surrounding area.
