A multi-part development featuring courtyards between Annabergstraße and the railway line is proposed, comprising a complex of buildings whose scale and height establish a connection with the surrounding area, particularly the planned school expansion to the north. The building mass is divided by a cross street between the building blocks. A bicycle parking garage with a Bike+Ride station, arranged along the railway line, forms the boundary with the railway grounds. The new building complex connects with the train station and the station forecourt to form a cohesive urban quarter.

The Medical Center is accessed via a central courtyard, the Health Forum. As an information hub for health issues as well as care and preventive medicine, it offers accessible healthcare services and could be used for events in cooperation with the pharmacy and medical practices. The Forum can be accessed from both the north and the south and is connected to the station forecourt via arcades. The pharmacy faces the station forecourt. The upper floors are reached via two side stairwells with an elevator, allowing for a flexible floor plan layout of potential rental units. The basement with underground parking is connected via the southern stairwell. Its entrance and exit ramp is located on the west side of the building. Opposite it lies the entrance to the Fair department store, the office spaces, and the apartments.

Perforated facades made of plastered solid masonry are proposed for the new buildings. This design is inspired by the train station building. The green steel facade of the Bike+Ride and bike station is intended to deliberately take a back seat to the Medical Center as a low-tech building.
