It was determined that the wishes of our client were to have a modern designed home that would not read as obtuse in the context of the neighboring properties, but still achieve their modern design aesthetic. After our site visit and analyzing the local architecture, we noticed many homes felt cottage like and the community in general reflected a relaxed feel. In general, all the properties were well maintained and looked after. There were a few newer properties that have been developed but none have diverged from the local design vernacular.
DESIGN PROGRAM
The minimum house size was to be 2500 sq.ft. and have the minimum inclusions:
• four bedrooms
• 3-1/2 baths plus basement
• A larger living room family room
• Dining room and no formal living room
• A butler’s pantry was preferred
• Large rear outdoor covered eating /cooking or sitting area
• Glazed panels
BUDGET
The goal was to produce a design that had a dollar cost averaging per sq ft of $250.00

DESIGN SUMMARY
They have planed the neighborhood including the main strip to maintain a look and feel that is charming. Therefore, we have taken a design disposition to keep simple forms and shapes of our home so to maintain the integrity of the community. We have seen some more aggressive modern homes in the neigbourhood and they do have a foreign feel within the context of the street.
Our design focused on the form of the home and we strategized on materials and colour to help make the statement of a modern home. If we could describe in words, quietly, sophisticated, tone on tone, beach home with a Cape Cod feel and a light and fresh interior.
