Strategically located at the intersection of K. Donelaičio and Maironio streets in Kaunas New Town, the K. Donelaičio St. hotel, emerges as a restrained yet distinctive accent of contemporary architecture within its historical context. The project offers 32 apartments designed for extended stays, showcasing thoughtful functionality and aesthetics.
The five-story volume, complete with a plinth section and a technical superstructure, forms a clear yet unobtrusive dominant feature on the corner plot. Its scale and height (25.78 m) respectfully harmonize with the established perimeter development of Kaunas New Town, while simultaneously introducing elements of contemporary architecture. The two-level underground section, designated for car parking, does not visually disrupt the streetscape or urban fabric.
The building's architectural expression is crafted through a contrasting yet harmonious dialogue of materials. The predominant concrete finish lends the building solidity and monumentality. This impression is counterbalanced by large expanses of frameless glass and aluminum-glass window constructions, which not only ensure abundant natural light internally but also visually lighten the volume. The rhythm and dynamism of the facades are created by frameless tempered enamelled glass balcony railings, endowing the facade with transparency and modern aesthetics. This choice of materials emphasizes the building's geometry and contemporary character.
The plinth section of the building is architecturally interesting – its fragmented openness creates intrigue and invites entry. Here, the spacious (160.05 m²) hotel lobby becomes a representative space for the building, and three entrances ensure convenient access from different sides and to the underground car park. This solution visually lightens the massive volume of the building at ground level.
The functional and spatial planning of the apartments also features interesting solutions. Particularly noteworthy are the duplex apartments designed on floors 1-4, offering residents a greater sense of space and functionality. On the top, fifth floor, four luxurious apartments with spacious terraces offer city panoramas, extend indoor spaces outwards, and allow for enjoyment of the surroundings. Movement between floors is ensured by staircases and elevators, while the technical superstructure above the fifth floor is designated for the placement of engineering equipment.
The interior solutions continue the aesthetic of materials and forms established in the exterior. Minimalist solutions prevail, with exposed concrete surfaces combined with warmer textures, such as carpeting in the apartments, to create a modern yet cozy atmosphere. Suspended plasterboard ceilings allow for the integration of lighting and engineering systems while maintaining spatial clarity.
The building's structural system – a mixed one, combining monolithic and precast reinforced concrete with steel beams and columns – enables the realization of architectural concepts such as open spaces and large glazed areas. The solution of retaining walls made of bored piles in the underground section demonstrates attention to the complex construction conditions in the city center.
The K. Donelaičio St. hotel, is a mature example of contemporary architecture where clear form, quality materials, and respect for context merge into a cohesive and memorable architectural work. It is a building that enriches the face of Kaunas New Town and offers high-quality spaces for city residents and guests alike.
