We in Mehraz office do several design works for more than 5 years and fortunately we became well known in our job. In Mehraz we focus on modern and contemporary design base on the suitability issues which is a new concentration in Iran and it is getting popular to the clients and they want to use that features in their future projects, so the Mehraz architects invited to a limited design competition among many firms that have a good background in sustainable design and then we gained the project after judgement of the client. It is a high-rise and large project in the center of Tehran city. The location of the project is so special and has a nice 360 angle view of the city. The land area is about one hectare This building is a large scale office in Tehran cosmopolitan city with the population of about 12 millions that is the Capital of IRAN.
So when we analyzed the site and the neighborhood completely. The stage one of the study recommended that the development of project must be addressed in a broad strategic way in order to achieve successful sustainable design of the urban and built environments. An effective approach to these issues requires planning at a level that can support integrated development within the urban context.(Urban scale design-neighborhood design and building design)
Arising from the above recommendations and examining options for best practice, one could be approached in a series of activities in project planning:
- Coordination of environmental, economic and social requirements
- Embodiment of approaches to issues which can operate over time-scales set at short, medium and long term; and the formulation of a
range of overall objectives linking different scales of development and
influences
- Involvement of a wide group of stakeholders, particularly including local
communities
- Inclusion of positive elements from Local Agenda
- Inclusion of assessment of performance, targets and goal setting, and feeding back of results
- Ensuring that the overarching issues of: built environment, energy, transport, water, and wastes and pollution are addressed in a coherent manner to avoid conflicts.
In what follows, the main environmental areas identified above are examined in more detail. The aim is to help demonstrate the means both to satisfy the demand for development and to address issues of sustainability.
The result of above strategic plan must clearly express the policies derived from the basic strategic planning process into modern entertainment character; the planned density and mix of uses; and the positioning of key features such as themed local centers, landmarks like themed offices, Recreation centers, parks and new facilities and transportation systems.

Further more a part of strategic plan concentrated on design at the accommodation (neighborhoods) scale and the mixed use areas.

So we started to design based on the upper mentioned issues, the project is located in central zone and in a crowded part that the air pollution in this part of the city is more than the other zones.
The client desired us to design the main tower as office function and design 4 small buildings that are spread in whole land area for recreational facilities but because of using the more area for green spaces we omit the recreational facility buildings and put them in the main building that it caused we use the site for green space and central plaza for gathering the people and increase the social connections and activities.
We also design the building in way which makes more and more shades during daylong in summer to decrease heat transfer into the indoor spaces and need less AC energy to make the building cool, and in opposite side in cold seasons, the form of building does not let rain and snow falling on the exterior walls and cause the walls do not frost and can decrease the heating energy.
Also we decided to re-purify the waste water and re-cycle it for the sanitary siphons and also for the irrigation system of green spaces and because of large façade area of the buildings, transparent solar cell glass will be used on the window glasses in the direction that has the highest efficiency.
