The Pedar Center project is located in the heart of the old and main zone of Shahriar city and is located in a zone that has narrow streets in proportion to the density of the area and is also surrounded by generally residential houses and apartments, all of which alone can challenge a shopping center project at a regional level. The design of this project was entrusted to the Mehraz Architecture Office (Danial Ghasemi - Parvaneh Rouhani) in 2021. The surrounding environment of the project challenged the design team from the beginning. The chaotic and unattractive urban facades that have visual clutter are in the neighborhood and the streets leading to the project.
Pedar Center is a Modern Commercial Hub Redefining Urban Living. It's a majestic twelve-story commercial hub, stands as a testament to modern architecture and urban sophistication in the heart of the city. Rising from a 1,635 square meter plot, this impressive structure boasts a total built-up area of 22,595 square meters, encompassing eight floors above ground and four strategically designed underground levels dedicated to convenient parking. This expansive space houses a remarkable 250 commercial units, offering an unparalleled opportunity for both established international brands and burgeoning local businesses to establish a thriving presence in a prime location. The sheer scale of the project, combined with its thoughtful design, positions Pedar Center as a leading destination for commerce and leisure in the city.
The commitment to providing a superior experience extends beyond the sheer size and number of units. Pedar Center prioritizes the comfort and well-being of its tenants and visitors, evident in its state-of-the-art infrastructure. A central HVAC system ensures optimal climate control throughout the building, while a main boiler room guarantees efficient and reliable heating. For those seeking a moment of tranquility amidst the urban bustle, a meticulously landscaped rooftop garden offers a peaceful retreat with stunning city views. Adding to the focus on wellness, a fully equipped fitness center and a refreshing swimming pool provide opportunities for exercise and relaxation, promoting a healthy work-life balance for tenants and visitors alike.
Pedar Center goes beyond the standard commercial building, integrating a diverse range of entertainment and leisure options. A vibrant and diverse food court caters to a wide spectrum of tastes, promising a variety of culinary experiences that cater to every palate. Families and individuals alike will appreciate the unique indoor amusement park, offering entertainment and excitement for all ages. Cinema enthusiasts will be delighted by the three modern main cinema halls, while those seeking a more exclusive and luxurious experience can indulge in the dedicated VIP private cinema. A thoughtfully curated cultural retail unit provides a unique and enriching shopping experience, further enhancing the center’s appeal.
The thoughtful integration of amenities, coupled with the building’s prime location, makes Pedar Center more than just a commercial space; it’s a vibrant and dynamic destination that redefines urban living. Its strategic location ensures easy accessibility for both businesses and individuals, while its comprehensive offerings create a thriving community hub that attracts a diverse clientele. Pedar Center is not simply a building; it’s a statement of modern urban development, a place where commerce, leisure, and community seamlessly converge. The sophisticated design, advanced amenities, and prime location establish Pedar Center as a landmark in the city’s landscape.
Meanwhile, the client also intends to create a project that distinguishes its building from its neighbors and, in addition to adding aesthetic value to the neighborhood, also promotes the economic growth of the neighborhood and creates enough attraction to attract more people beyond its regional level.
Considering the characteristics and features of the city of Shahriar, which has always been famous for its abundant gardens and heavy winds, we also decided to use this features in the design of the project. Therefore, we took inspiration from the tall and old plane trees of the region for the main idea of the building. We assumed the building to be a tree which trunk is covered with leaves and forms a double-skin facade that leaves are made of metal profiles and punched sheets, and each of the rhombuses (leaves) covers about 21 square meters of the facade. However, this type of design also had its own climatic challenges, and those are the strong regional winds of Shahriar, which reach speeds of 100 kilometers per hour at certain times of the year, and this poses a very serious risk for a double-skin facade. This issue was resolved after detailed tests and analyses, conducting wind simulation tests, and determining the distances between the rhombuses with the main facade of the building and the intermediate distances between the punched sheets. In addition, another challenge that this type of metal cladding could create was the noise resulting from contraction and The expansion of the sheets and the main frame of the second shell was possible due to their large area and surface. To solve this issue and determine the amount of expansion and contraction throughout the day and night, instead of rigid and welded connections, bolted connections with intermediate rubber were used to release the sheets from the frame when their length increased or decreased.
